九龙塘2屋地共7亿沽 赚近3亿
市场消息指出,九龙塘多实街2号及4号屋地,刚合共以7亿元沽出,原业主为一家海外註册公司,不过据区内代理指,背后业主是在区内经营多家校舍的约克创办人或有关人士,是次交易赚近3亿离场。
九龙塘地段的屋地仍有价有市,市场消息指,多实街2号及4号屋地,刚合共以7亿元沽出,两物业为相连屋地,地盘面积20,319平方呎,楼面面积12,191平方呎,以市传成交价计算,每呎地价约5.7万元。
原业主为约克创办人
资料显示,原业主早于2011年以1.95亿及2亿元,透过海外註册公司名义一併购入多实街2号及4号屋地,作价合共3.95亿元。据了解,物业背后实际业主为约克创办人冯氏家族或有关人士。
当年业主在购入用地后,曾向城规会申请改变用途,拟将2号及4号屋地改建一幢能容纳500名学童的幼稚园校舍,不过当年因为区内居民指新建校舍会加剧交区内交通挤迫的问题而被反对,最终业主改建成豪宅推出市场放售。
今次持货近9年,帐面赚近3亿元离场,赚幅达77%。据悉,现时物业的重建工程仍在进行中,而由于今次交易是透过股权转让方式进行,故新买家料能节省3成辣招税,共省税2.1亿元。
晓峰阁625呎 1450万售
市场消息指出,中半山晓峰阁3座低层B室,实用面积625平方呎,刚以1,450万元售出,实用面积呎价23,200元。

铜锣湾银座商厦招租 每呎30元较高峰跌5成
疫情下整体商铺租金下跌,除地铺外,银座式商厦租金同样向下。现铜锣湾永光商业大厦多层进行招租,意向呎租约30元,较高峰期下跌约一半。
代理表示,有见市场对医务有需求,以往主打饮食主题的铜锣湾轩尼诗道499号的永光商业大厦,永光地产早前率先将大厦转型为医务大楼,每层面积约1,300平方呎,意向呎租由约45元减至约30餘元,适合作医疗集团总部、化验所或诊所等。

翻查资料,项目早年平均呎租约35至40元,永光地产于2014至2015年曾为物业进行翻新,呎租升至约50至60元。近一年因社会事件及疫情影响,楼上铺租务亦转弱,如今叫租降至约30餘元,较高峰期跌约一半。
代理续称,集团旗下另一幢银座式商厦亦变阵,位处铜锣湾登龙街28号的永光中心亦由餐饮大厦转型为综合商业大楼,令租户组合更多元化。物业楼面除了可作传统办公室之用,亦适合作为楼上铺经营零售或婚纱摄影等行业,叫租每平方呎同约30餘元。代理指出,永光中心楼高24层,6至25楼为商务用途,一层一伙,每层面积约2,045平方呎。

Secondary home sales climb to 14-week high
Secondary home sales in Hong Kong rose 43 percent over the weekend to a 14-week high, with a property agency recording 20 transactions at 10 blue-chip housing estates, as there was no sale of major residential projects in the primary market over the weekend and the third wave of Covid-19 infections showed signs of abating.
At Amoy Gardens, a 378-sq-ft flat changed hands for HK$5.98 million, or HK$15,820 per sq ft, after HK$520,000 was cut from the initial asking price.
And at Taikoo Shing in Quarry Bay a 580-sq-ft flat sold for HK$10.85 million, or HK$18,707 per sq ft, after HK$650,000 was cut from the asking price. Another three-bedroom flat at the estate fetched HK$13.9 million, or HK$20,441 per sq ft, after HK$2.1 million was slashed from the asking price.
In the commercial property market, British fashion retailer Topshop said in a Facebook post that it is closing its branches in Hong Kong, joining a wave of major fashion brands fleeing from the city amid a retail sales slump.
Last month, Swatch said it is accelerating plans to shut stores in Hong Kong as well as shops that sell its namesake wearables and CK.
Swatch reported a net operating loss of 327 million Swiss francs (HK$2.7 billion) in the first half, with sales plunging 43 percent from a year ago.
And in June, American underwear brand Victoria's Secret closed its flagship store in Causeway Bay.
Around the same time, local media reported that fashion retail group Folli Follie, in which mainland conglomerate Fosun International is the second-largest shareholder, will be closing all its shops in Hong Kong.
Hong Kong's retail sales slumped by 24.8 percent year-on-year in June, and by 33.3 percent year-on-year in the first six months, as inbound tourism remained at a standstill, said the census and statistics department.
