皇后大道中现12吉铺业界:差过沙士时料需逾两年消化

本报日前披露再有两家品牌鐘表撤出中环皇后大道中,事实上,经过反修例运动加上疫症打击,这条中环核心街道最新现12个吉铺,地产界人士表示,目前游客「消失」,吉铺情况差过沙士时,料需时逾两年消化。

在零售寒冬下,中环皇后大道中由位处29号的华人行、30号娱乐行龙头铺位,以至街尾位置的110号永恆商业大厦,鐘表、美容业及大型时装连锁店先后撤走,目前,吉铺共有12个,史无前例地多。

业主:料游客回来才见起色

科达地产主席汤君明,身为57号科达商业大厦业主,他形容,经过反修例活动及疫症,这条街成为重灾区,现时吉铺数量多过沙士时,料需时逾两年消化。他又说,不论有没有自由行,这条街向来聚集鐘表、珠宝、时装及银行,只有等游客回来,这些行业才会「回归」,但减租免不了,以科达商厦铺位(连地库及1楼)为例,租客撤走时月租80多万,现时他意向56万。

代理表示,皇后大道中店铺主要做零售,靠游客支持,估计游客明年中之后才「回流」,由于目前吉铺多,料租金再减50%才能获承接,日后续租根据店铺生意额,再逐步加租。

本报日前披露皇后大道中29号华人行地下G1号铺、以及G3及G5号铺,两家国际品牌鐘表刚同时撤出,其中,G1号铺现址Swatch旗舰店已「停止营业」。 G3号及G5号铺BLANCPAIN现址亦「暂时关闭营业」。

华人行地下G1号铺建筑面积约1093方呎,Swatch在2018年底承租,月租约110万,并非该铺位历来最高租金,该铺位于2014年月租高达230万,其时租客嘉信表行,随后,希腊首饰品牌Folli Follie于2015年以每月180万进驻,月租跌21.7%,Swatch于2018年取代Folli Follie承租,月租110万元,较高位跌120万,幅度约52%,惟仍然要弃租。

租金高位跌一半业界料需再减40%

核心区吉铺之多史无前例,惟租金并非史上最高,而是普遍由高位跌一半。地产界人士预期中环皇后大道中租金要再跌40%至50%,才有机会获承租,即高位累跌70%至80%。

日式超市取代鐘表店

该街道录得超市取代鐘表珠宝店个案,其中,皇后大道中100号(100QRC)低层地下及地库复式铺,建筑面积约19064方呎,今年4月,获日本超市惊安之殿堂(DONDONDONKI)进驻,月租约160万,签下10年租约,首2年月租入场160万,及后8年加租,十年期间平均月租逾200万。

285 more Sea To Sky flats hit the market

CK Asset (1113) yesterday released another 285 flats under the second price list of Sea to Sky at Lohas Park at an average price of HK$16,531 per square foot after discounts, 4.47 percent higher than the first price list.

Sea to Sky's show flats have been launched and the first batch of 285 flats have been 13 times oversubscribed, with 4,000 checks received.

Cheung Kong Real Estate director William Kwok Tze-wai said 131 three-bedroom units and 149 two-bedroom units are being offered in the second batch, including two flats, H and E, in block 2. The remaining five units are four-bedroom units.

In the secondary market, property agency recorded 18 secondary transactions at ten major housing estates over the past weekend, the same as last week.

Property agent said that as the low-interest-rate environment is expected to last for a long time, second-hand transactions will continue to boom.

The agency expects to record 8,500 property transactions in June, up by 23.5 percent month-on-month.

Meanwhile, a 326-sq-ft flat at iUniQ Grand in Shau Kei Wan changed hands for HK$6.38 million, or HK$19,571 per sq ft, after HK$420,000 was cut from the asking price. Still, the owner made a profit of about HK$1.18 million, having purchased the property for about HK$5.2 million in 2015.

In the commercial property market, three storeys at World Tech Centre in Kwun Tong have gone on sale.

Located on the 20th to 22nd floors, the total area is about 52,000 sq ft, with 12 parking spaces and two rooftop advertising spaces. Savills Hong Kong said it can be bought as an entire unit or by floors.
