九龍塘2屋地共7億沽 賺近3億

市場消息指出,九龍塘多實街2號及4號屋地,剛合共以7億元沽出,原業主為一家海外註冊公司,不過據區內代理指,背後業主是在區內經營多家校舍的約克創辦人或有關人士,是次交易賺近3億離場。

九龍塘地段的屋地仍有價有市,市場消息指,多實街2號及4號屋地,剛合共以7億元沽出,兩物業為相連屋地,地盤面積20,319平方呎,樓面面積12,191平方呎,以市傳成交價計算,每呎地價約5.7萬元。

原業主為約克創辦人

資料顯示,原業主早於2011年以1.95億及2億元,透過海外註冊公司名義一併購入多實街2號及4號屋地,作價合共3.95億元。據了解,物業背後實際業主為約克創辦人馮氏家族或有關人士。

當年業主在購入用地後,曾向城規會申請改變用途,擬將2號及4號屋地改建一幢能容納500名學童的幼稚園校舍,不過當年因為區內居民指新建校舍會加劇交區內交通擠迫的問題而被反對,最終業主改建成豪宅推出市場放售。

今次持貨近9年,帳面賺近3億元離場,賺幅達77%。據悉,現時物業的重建工程仍在進行中,而由於今次交易是透過股權轉讓方式進行,故新買家料能節省3成辣招稅,共省稅2.1億元。

曉峰閣625呎 1450萬售

市場消息指出,中半山曉峰閣3座低層B室,實用面積625平方呎,剛以1,450萬元售出,實用面積呎價23,200元。

銅鑼灣銀座商廈招租 每呎30元較高峰跌5成

疫情下整體商舖租金下跌,除地舖外,銀座式商廈租金同樣向下。現銅鑼灣永光商業大廈多層進行招租,意向呎租約30元,較高峰期下跌約一半。

代理表示,有見市場對醫務有需求,以往主打飲食主題的銅鑼灣軒尼詩道499號的永光商業大廈,永光地產早前率先將大廈轉型為醫務大樓,每層面積約1,300平方呎,意向呎租由約45元減至約30餘元,適合作醫療集團總部、化驗所或診所等。

飲食主題大廈 轉型醫務大樓

翻查資料,項目早年平均呎租約35至40元,永光地產於2014至2015年曾為物業進行翻新,呎租升至約50至60元。近一年因社會事件及疫情影響,樓上舖租務亦轉弱,如今叫租降至約30餘元,較高峰期跌約一半。

代理續稱,集團旗下另一幢銀座式商廈亦變陣,位處銅鑼灣登龍街28號的永光中心亦由餐飲大廈轉型為綜合商業大樓,令租戶組合更多元化。物業樓面除了可作傳統辦公室之用,亦適合作為樓上舖經營零售或婚紗攝影等行業,叫租每平方呎同約30餘元。代理指出,永光中心樓高24層,6至25樓為商務用途,一層一伙,每層面積約2,045平方呎。

Secondary home sales climb to 14-week high

Secondary home sales in Hong Kong rose 43 percent over the weekend to a 14-week high, with a property agency recording 20 transactions at 10 blue-chip housing estates, as there was no sale of major residential projects in the primary market over the weekend and the third wave of Covid-19 infections showed signs of abating.

At Amoy Gardens, a 378-sq-ft flat changed hands for HK$5.98 million, or HK$15,820 per sq ft, after HK$520,000 was cut from the initial asking price.

And at Taikoo Shing in Quarry Bay a 580-sq-ft flat sold for HK$10.85 million, or HK$18,707 per sq ft, after HK$650,000 was cut from the asking price. Another three-bedroom flat at the estate fetched HK$13.9 million, or HK$20,441 per sq ft, after HK$2.1 million was slashed from the asking price.

In the commercial property market, British fashion retailer Topshop said in a Facebook post that it is closing its branches in Hong Kong, joining a wave of major fashion brands fleeing from the city amid a retail sales slump.

Last month, Swatch said it is accelerating plans to shut stores in Hong Kong as well as shops that sell its namesake wearables and CK.

Swatch reported a net operating loss of 327 million Swiss francs (HK$2.7 billion) in the first half, with sales plunging 43 percent from a year ago.

And in June, American underwear brand Victoria's Secret closed its flagship store in Causeway Bay.

Around the same time, local media reported that fashion retail group Folli Follie, in which mainland conglomerate Fosun International is the second-largest shareholder, will be closing all its shops in Hong Kong.

Hong Kong's retail sales slumped by 24.8 percent year-on-year in June, and by 33.3 percent year-on-year in the first six months, as inbound tourism remained at a standstill, said the census and statistics department.
